What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on what you need, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. How does a home measurement or floorplan service work?

During a floorplan service, an appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they walk the home, they make note of the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch the property. Then, the appraiser develops a report and a more detailed sketch showing the total square footage of the home and the general layout.
